Located approximately 20 miles north of Manhattan, the village of Tarrytown-on-Hudson is an historic bedroom community with a vibrant downtown village center. We completed two projects simultaneously for the village, a village-wide comprehensive plan and a waterfront master plan addressing 60 acres of former industrial land on the Hudson River in the village. Based on an economic analysis identifying niche potentials for the site a design process developed a proposed mixed-use approach to the site. A land use and visual inventory, circulation inventory and open space and environment inventory were all incorporated into a series of recommendations for a sustainable waterfront.

Three unique design concepts were presented to the community for its review and comment. The resulting master plan recommendations include a four-phase approach with costs, additional alternative developments, recommendations for additional feasibility analyses and design guidelines. The site is currently in the midst of a multi-million dollar redevelopment into a mix of uses including governmental, community, residential and open space. The site has a scenic view of the Hudson River and the Tappan Zee Bridge.
